Prior to garnering approval during Wednesday’s meeting, a request before the city’s Planning and Zoning Commission was met with questions from a pair of residents.
The first order of new business before the commission was approval of a preliminary plat of the Drake subdivision, which contains two lots on 0.764 acres of land.
“There is one residential structure on the property,” action applicant Chad Lydick said. “The property owner wanted to split the property, which would allow them to have one more building site for future residents, if they so choose. It meets all of the city requirements as far as lot sizes, the utilities and streets are in place and there is no zone change involved.”
Clovis resident Joyce Baca expressed concern with regard to whether the property owner would erect an apartment building on the site.
“The current zoning does not allow any type of multi-family dwelling,” Planning and Zoning Administrator Louis Gordon said. “The current zoning is residential single-family.”
Lydick said the owner of the property intends to build a single-family home on the property.
Meanwhile, Clovis resident Marynell Urban said neighbors in the area have an issue with the width of the available build space.
“We’re just concerned it’s going to be too small to look very good with all of our other houses around there,” she said. “And so we protested.”
Gordon said according to the zoning code, the lot width meets the minimum lot width of 65-feet for a residential, single-family detached dwelling.
In other meeting actions:
• Commission members approved replat of Lot 1, Block 15 of the Gateway Addition — which is comprised of nine lots on 4.821 acres.
• Preliminary plat approval of the Firepro subdivision was granted. The tract contains two lots on 2.0661 acres.
Officials said each of the approved requests would be forwarded to the Clovis city commission for consideration at the March 16 meeting.
